Davisville Village Fall home values on MLS continued to trend upward again in 2014.

Sales Volume Changes
All Home Sales – up 5.3%, to 158 sales
Detached Home Sales – down 15.7%, to 70 sales
Semi-Detached Home Sales – up 25%, to 75 sales
Dollar Value Changes
All Home Values – up 3.8%, to $999,126
Detached Home Values – up 2%, to $1,141,003
Semi-Detached Home Values – up 15.5%, to $869,744
Monthly Changes
During the month of October 2014, 19 homes changed hands in Davisville Village, which was 35.7% more than the 14 homes that sold in October 2013. The average dollar values of those transactions were up 3.1% to $1,005,163. Detached home sale volumes are up 75% and valued at $1,144,857 compared to last October. There were 11 semi-detached homes that sold which was an increase of 57% in volume and had an average sale price of $914,917.
Year-to-Date Changes
The value of 2014’s year-to-date 146 homes was up slightly by 2% to $986,431 compared to the 132 homes that sold in first 10 months of 2013. The semi-detached homes saw a 37.3% increase in sales activity and 15.8% gain in average value through to the end of October. It is a good year to sell semi-detached homes in Davisville Village and Leaside. Detached homes saw a 14.9% drop in volume and values were essentially flat at 0.7% less than last years’ numbers.
The highest valued sale on TREB MLS so far in 2014 was $1.915 million, for a new home on Belsize steps from Yonge Street. The lowest valued sale was $667,500 for a 17 foot wide semi on Davisville Avenue that needed a lot of updating.
The average size frontage of the 146 sold homes was 23.38 feet in width. The widest was 45 feet (a triplex on Hillsdale) and the longest was 197 feet (which I sold on Forman Ave). In 2014, homes have been selling for an average of 5.75% above the listed price and selling in an average of 12 days.
