Detached homes up 21% in value over last year. Expect to see an April spring surge in inventory!

The second phase of the Spring market officially starts in April. Just after Easter.

During the month of February 2016,  11 homes changed hands in Davisville Village.  That is 22% higher than February 2015 and almost 4 times last month’s sales.  We expect the coming year to be similar to 2015.  Our low interest rate environment is expected to hold for most of the year.

Almost 50% of the Davisville Village housing stock consists of semi-detached homes. This past month, we finally saw an increase in inventory, including a 23.5’ x 125’ renovated semi which sold in a day for 16% above the asking price or $1,150,000. This is approaching the high end of the semi values.

Several new construction homes surpassed the $2 million dollar threshold including the highest sale in the Village to date, $2,230,000. We will see average prices continue to climb in 2016.
