Davisville Village Winter home values on MLS continued to trend upward again in 2014.

Sales Volume Changes

  • All Home Sales – up 11.8%, to 161 sales
  • Detached Home Sales – down 13.4%, to 71 sales
  • Semi-Detached Home Sales – up 35.7%, to 76 sales

Dollar Value Changes

  • All Home Values – up 0.6%, to $988,713
  • Detached Home Values – down 2.4%, to $1,115,180
  • Semi-Detached Home Values – up 15.3%, to $874,642

During the month of December 2014, only 1 home changed hands in Davisville Village.  December is a notoriously slow month for real estate transactions especially in Davisville.  We expect the coming year to be similar to 2014. Our low interest rate environment is expected to hold for most of the coming year.  Expect the market to pick up pace in late January and continue to build steam into February.

2014 saw a few neighbourhood homes try to break through the 2 million ceiling. There have only been 2 homes sold at that level, both were close to Yonge Street and newer construction. The highest valued sale on TREB MLS so far in 2014 was $1.915 million, for a new home on Belsize steps from Yonge Street. The lowest valued sale was $667,500 for a 17 foot wide semi on Davisville Avenue that needed a lot of updating.

The average size frontage of the 161 sold homes was 23.31 feet in width. The widest was 45 feet (a triplex on Hillsdale) and the longest was 197 feet (which I sold on Forman Ave). In 2014, homes have been selling for an average of 5.87% above the listed price and selling in an average of 12 days.
