Davisville Village Fall home values on MLS continued to trend upward again in 2014.

12 Month Rolling Average

Last 12 months, November 2013 to the end of November 2014, compared to the previous 12 months, November 2012 to the end of November 2013.

Sales Volume Changes

  • All Home Sales – up 13.8%, to 165 sales
  • Detached Home Sales – down 12.2%, to 72 sales
  • Semi-Detached Home Sales – up 41.1%, to 79 sales

Dollar Value Changes

  • All Home Values – up 1.2%, to $990,653
  • Detached Home Values – down 1.1%, to $1,125,483
  • Semi-Detached Home Values – up 15.4%, to $872,035

Monthly Changes

During the month of November 2014, 14 homes changed hands in Davisville Village. That is double the 7 homes that sold during November 2013. The average dollar values of those transactions were down 17.5% to $1,014,631. Detached home sale volumes were up 40% and valued at $1,179,800 compared to last November. There were 6 semi-detached homes that sold which was an increase of 200% in volume and had an average sale price of $864,500. The large swings in volume and average sale prices are attributed to the small number of listings over the month and the higher than average transaction value that took place in November 2013.

Year-to-Date Changes

The value of 2014’s year-to-date 160 homes was up slightly to 0.9% to $988,899 compared to the 139 homes that sold in first 11 months of 2013. The semi-detached homes saw a 43.4% increase in sales activity and 15.7% gain in average value through to the end of November. It is a good year to sell semi-detached homes in Davisville Village as well as Leaside who saw a 10% gain for their semi detached homes. Detached homes saw a 11.4% drop in volume and values are down 1.7% less than last years’ numbers.

The highest valued sale on TREB MLS so far in 2014 was $1.915 million, for a new home on Belsize steps from Yonge Street. The lowest valued sale was $667,500 for a 17 foot wide semi on Davisville Avenue that needed a lot of updating.

The average size frontage of the 160 sold homes was 23.30 feet in width. The widest was 45 feet (a triplex on Hillsdale) and the longest was 197 feet (which I sold on Forman Ave). In 2014, homes have been selling for an average of 5.91% above the listed price and selling in an average of 12 days.
