Leaside-Bennington Heights Summer home values on MLS continued to trend upward again in 2015.

12 Month Rolling Average

Last 12 months, July 2014 to the end of July 2015, compared to the previous 12 months, July 2013 to the end of July 2014.

Sales Volume Changes

  • All Home Sales – down 15.1%, to 186 sales
  • Detached Home Sales –  down 15.6%, to 144 sales
  • Semi-Detached Home Sales – down 14.6%, to 35 sales

Dollar Value Changes

  • All Home Values – up 2.7%, to $1,360,267
  • Detached Home Values – up 2.2%, to $1,489,001
  • Semi-Detached Home Values – up 6.4%, to $866,532

Monthly Changes

During the months of June and July 2015, 29 homes changed hands in Leaside & Bennington Heights. June saw a 54.8% decrease in detached home sales over last year. The average dollar values of those June detached home transactions were up 6.4% to $1,551,321.

Year-to-Date Changes

The value of 2015’s year-to-date 81 detached homes was up slightly by 5.2% or $1,548,864 compared to the 127 detached homes that sold in first 7 months of 2014. The 23 semi-detached homes saw a 11.5% decrease in sales activity but a 7.3% gain in average value through to the end of July.

The highest valued Leasdie sale on TREBs MLS so far in 2014 was $3.080 million, for a home on Glenvale. The lowest valued sale was $725,000 for a semi-detached home on Glenbrae.

The average size frontage of the 108 sold homes was 33.87 feet in width. The widest rang in at a very wide 97.87 feet and the longest was 300 feet. (a ravine lot on Rykert). So far this year homes have been selling 5.11% above the listed asking price.

As of August 18th 2015, there were 13 homes available for purchase in Leaside.
