- All Home Values – up 1.0%, to $991,014
- Detached Home Values – down 2.4%, to $1,114,428
- Semi-Detached Home Values – up 15.2%, to $880,485
During the month of January 2015, 8 homes changed hands in Davisville Village. A bungalow on Manor Road East became available and set a new record for a 25-foot (frontage) lot. This is impressive considering it was only 100 feet deep which reduces its overall coverage when it is rebuilt; it sold for $1,025,000.
January is a notoriously slow month for real estate transactions, particularly in Davisville. We expect the coming year to be similar to 2014 as interest rates remain low. Our low interest rate environment is expected to hold for most of the coming year. Expect the market to pick up pace in late February after Family Day cooling off over March and continuing to build steam into spring.
2014 saw a few neighbourhood homes try to break through the 2 million dollar ceiling. Unfortunately none of them were successful. They still remain unsold today and have since lowered their pricing below the 2 million dollar mark. There have only been 2 homes sold at that level; both were close to Yonge Street and newer construction. 2015 will see a number of new construction projects come to fruition and be available for sale.
