With decreased inventory, value increases are in the double digits in Leaside and Bennington Heights. Home sales in October were down 23.5% compared to the same period in 2011, from 21 homes in 2011 to 17 homes in 2012. This helped trigger an 11.6% increase in the average sale price, to a healthy $1,178,007. This past October, homes sold at an average of 101% of the asking price in 19 days.
Year-to-date home sales are down 17.7% in 2012, from 193 homes sold through October 31, 2011 to 164 homes sold through October 31, 2012. The average value of a home in our neighbourhood rose 11.9% this year to $1,222,506. That’s an outstanding double-digit return on investment!
As of November 5th, 2012, there were 33 homes available in Leaside and Bennington Heights, ranging from a detached home on Eglinton Avenue East near Hanna Road for $778,000 to a newly built home approaching $3 million on Divadale Drive in North Leaside.
