Leaside-Bennington Heights Fall home values on MLS continued to trend upward again in 2014.

Sales Volume Changes
All Home Sales – up 11.5%, to 233 sales
Detached Home Sales – up 21.04%, to 187 sales
Semi-Detached Home Sales – down 25.5%, to 38 sales
Dollar Value Changes
All Home Values – up 6.4%, to $1,334,034
Detached Home Values – up 1.0%, to $1,445,576
Semi-Detached Home Values – up 10.4%, to $827,245
Monthly Changes
During the month of November 2014, 11 homes changed hands in Leaside & Bennington Heights, which was down 26.7% from the 15 homes that sold in November 2013 and almost 60% less than the 27 homes that sold last month. The average dollar values of the November transactions were down 4% to $1,214,237 this is partially due to the small number of sales. Detached home sale values are also down by 22.2%, at $1,338,675 compared to last November. There were only 3 semi-detached homes that sold, with an average sale price of $748,667. November is typically a slow month for real estate transactions. After a banner year in Leaside, November’s volumes have abated slightly.
Year-to-Date Changes
The value of 2014’s year-to-date 186 detached homes was also up slightly by 0.8% or $1,447,225 compared to the 150 detached homes that sold in first 11 months of 2013. This is still impressive considering the number of detached homes sold increased by 24% over last year. The 38 semi-detached homes saw a 25.5% decrease in sales activity but a solid 10.4% gain in average value through to the end of November. Semi-detached homes represent approximately 16% of the housing transactions in Leaside. This was a great year to be selling semis in Leaside.
The highest valued sale on TREB MLS so far in 2014 was $3.2 million, for a home in Bennington Heights. The highest 2014 Leaside sale has been $2.7 million in South Leaside. The lowest valued sale was $580,000 for a 2 bedroom, 1 bathroom detached bungalow on Sutherland at Eglinton – Sold for only 83% of the asking price.
The average size frontage of the 231 sold homes was 32.42 feet in width and 125.82 feet in length. The widths ranged from a very thin 15.26 feet to the widest 101 feet (a ravine lot in Bennington Heights) and the longest was 242 feet. (the same ravine lot). So far this year homes have been selling 4.56% above the listed price.
