The leading Leaside home sale indicators are continuing to trend upward in 2015. A 12 month look at the rolling averages are articulated below.
Sales Volumes Changes
- All Homes Sales – up 10.7%, to 228 sales
- Detached Home Sales – up 18.1%, to 183 sales
- Semi-Detached Home Sales – down 17.4%, to 38 sales
Dollar Value Changes
- All Home Values – up 4.4%, to $1,332,296
- Detached Home Values – down 0.2%, to $1,442,329
- Semi-Detached Home Values – up 10.0%, to $827,245
In January of 2015, only 3 homes changed hands in Leaside, which was much fewer than the 10 homes that sold in January 2014. There is a significant lack of inventory this past January. This market produces some interesting home transactions. Notably, a home on Eglinton sat on the market for 49 days and still sold for 11% over its asking price.
Last month we commented on a North Leaside bungalow that sold for $1,203,000. It was situated on a 35-foot (frontage) lot. Well, what a difference a month makes, along with location and frontage. In January a 23-foot (frontage) South Leaside bungalow sold for $752,000. Location and frontage are two key factors for builders in Leaside.
As of February 11th 2015, there were only 7 homes available in Leaside. There were 22 this time last year. They range from a 3 bedroom semi-detached home on Broadway listed for $739,900 to a newly built home on Parkhurst listed for $2,159,000.
