Leaside-Bennington Heights Winter home values on MLS continued to trend upward again in 2014.

Sales Volume Changes
- All Home Sales – up 13.5%, to 235 sales
- Detached Home Sales – up 25.8%, to 190 sales
- Semi-Detached Home Sales – down 25.5%, to 38 sales
Dollar Value Changes
- All Home Values – up 7.4%, to $1,343,591
- Detached Home Values – up 1.3%, to $1,452,246
- Semi-Detached Home Values – up 10.4%, to $827,245
Monthly Changes
During the month of December 2014, 4 homes changed hands in Leaside & Bennington Heights, which was up 100% from the 2 homes that sold in December 2013 and almost 63% less than the 11 homes that sold last month. The average dollar values of the December transactions were up 84% to $1,685,750 this is due to the very small number of sales, their averages and all being detached homes. There weren’t any semi-detached home sales in December. December is typically a slow month for real estate transactions.
There were 23 Bungalow sales in 2014. They started at $580,000 for a 25 foot by 100 foot lot in South Leaside on Eglinton Avenue. To the the most notable December sale, a North Leaside bungalow. It sold for a whopping $1,203,000 or 35% above the asking price. That is $106,000 more than at 31.5 foot by 135 foot bung a few doors down the street last June. That works out to about $35,000 per foot of frontage or $120,000 for the 3.5 foot deference between the 2 homes. This is a strong indicator that builders are bullish on the Leaside market for 2015. Expect to see some spectacular new homes in our neighbourhood for sale this year.
The highest valued sale on TREB MLS so far in 2014 was $3.2 million, for a home in Bennington Heights. The highest 2014 Leaside sale has been $2.7 million in South Leaside. The lowest valued sale was $580,000 for a 2 bedroom, 1 bathroom detached bungalow on Sutherland at Eglinton – Sold for only 83% of the asking price.
The average size frontage of the 235 sold homes was 32.45 feet in width and 125.83 feet in length. The widths ranged from a very thin 15.26 feet to the widest 101 feet (a ravine lot in Bennington Heights) and the longest was 242 feet. (the same ravine lot). So far this year homes have been selling 4.66% above the listed price.
