The final quarter of 2012 is upon us, and October was a strong month in the Davisville Village area. During October, the number of Davisville Village home sales increased 35.7% compared to the same period last year. There were 28 homes sold this past October, compared to 18 in October 2011. The average sale price increased 11.7%, from $838,847 in October 2011 to $949,504 in October 2012. On average, homes sold in 20 days for 102% of the asking price.
The year-to-date volume of home sales is up 8.3% compared to this time last year, with 168 Davisville Village homes selling through October 31, 2012 versus 154 homes through October 31, 2011. Thus far in 2012, the average value of a home in our neighbourhood has risen to $936,402, an increase of 8.8%. That’s a little higher than the 7.25% average we’ve been seeing over the past few years.
As of November 5th, 2012, there were 18 homes available for sale in Davisville, ranging from a 2-bedroom condo alternative semi-detached home on Soudan Avenue listed at $589,000 to a very unique detached Glebe Road home, complete with a coach house, for $1,795,000.
