Leaside-Bennington Heights fall home values on MLS continue to trend upward!

Below are the stats over the last 12 months, from October 2015 to the end of October 2016, compared to the previous 12 months, October 2014 to the end of October 2015.
Sales Volume Changes*
- All Home Sales – up 17.2% to 191 sales
- Detached Home Sales – up 23.3% to 148 sales
- Semi-Detached Home Sales – down 2.8% to 35 sales
Dollar Value Changes*
- All Home Values – up 13.5% to $1,592,993
- Detached Home Values – up 8.2% to $1,697,288
- Semi-Detached Home Values – up 29% to $1,178,746

Monthly Changes
As we are now into the cooler months, the housing inventory is low, but this is what pushes home values to increase. The fall market, while a busy one, is not quite as robust as the spring. So, those thinking of taking advantage of this year’s market appreciation would be advised to list their homes before the snow flies.
Detached home sales have increased in Leaside
This month, 16 homes changed hands in Leaside & Bennington Heights which was a 20% drop in home sales over last year. There were 15 detached home sales in October, representing a 7.1% increase from the past year’s 14 sales. The average dollar values of those October detached home values increased to $1,778,867.
Year-to-Date Changes
The value of 2016’s year-to-date 175 homes is up by 13.3% or $1,605,178 compared to the 148 homes that sold in the first ten months of 2015, at a value of $1,417,029. Of those homes, 31 semi-detached homes saw a 25.8% gain in average value over homes that traded in the first ten months of 2015.
The highest valued Leaside sale on TREBs MLS so far in 2016 was $2,850,000 for a detached home on Divadale. The lowest valued sale was $800,000 for a semi-detached home on Millwood.
The average size frontage of the 177 sold homes was 30.89 feet in width. The widest range in at a very wide 53 feet and the longest was 200 feet. So far this year, homes have been selling 11.08% above the listed asking price.
As of November 7, 2016, there were 15 homes available for purchase in Leaside.
