Leaside-Bennington Heights May home values on MLS continued to trend upward in 2015.

Sales Volume Changes
- All Home Sales – up 1.5%, to 207 sales
- Detached Home Sales – up 8.6%, to 165 sales
- Semi-Detached Home Sales – down 32.7%, to 33 sales
Dollar Value Changes
- All Home Values – up 6.2%, to $1,362,515
- Detached Home Values – up 1.4%, to $1,473,730
- Semi-Detached Home Values – up 9.0%, to $850,072
May Monthly Changes
During the month of May 2015, 31 homes changed hands in Leaside & Bennington Heights, which was 3.1% less than the 32 homes that sold in May 2014. The average dollar values of those transactions were up 13.2% to $1,662,203. Detached home sale values are also up by 5.9% compared to last May. Only 4 of the 31 homes that sold were semi-detached houses, which had an average sale value of $915,625, up over last May’s numbers by 8.5%.
Year-to-Date Changes
The value of 2015’s year-to-date 62 detached homes was up by 5.0% or $1,568,621 compared to the 87 detached homes that sold in first 5 months of 2014. Semi detached home saw a 25.0% decrease in sales activity and a 6.4% gain in average value.
The highest valued sale on TREB MLS so far in 2015 was $3.4 million, for a home in Governor’s Bridge (which is bundled with Leaside MLS area), The highest was a North Leaside home with a 50-foot frontage on Glenvale, which sold for $3,080,000. The lowest valued sale was $725,000 for a 2 bedroom, 1 bathroom semi-detached home on Glenbrae.
The average size frontage of the 92 sold homes was 33.69 feet in width. The widest was 84.67 feet and the longest was 300 feet. So far this year homes have been selling 5.47% above the listed price.
As of June 15th 2015, there were 20 homes available in Leaside. They range from a 3 bedroom semi detached on Thursfield which is listed for $799,000 to a gorgeous home on Astor listed for $2,585,900.
