Leaside-Bennington Heights fall home values on MLS continue to trend upward!

12 Month Rolling Average

Below are the stats over the last 12 months, from September 2015 to the end of September 2016, compared to the previous 12 months, September 2014 to the end of September 2015.

Sales Volume Changes*

  • All Home Sales – up 14.7% to 195 sales
  • Detached Home Sales –  up 14% to 147 sales
  • Semi-Detached Home Sales – up 14.7% to 39 sales

Dollar Value Changes*

  • All Home Values – up 15.7% to $1,576,824
  • Detached Home Values – up 12.2% to $1,692,197
  • Semi-Detached Home Values – up 36.5% to $1,173,871

Monthly Changes

As we are now into the cooler months, the housing inventory is low, but this is what pushes home values to increase. The fall market, while a busy one, is not quite as robust as the spring. So, those thinking of taking advantage of this year’s market appreciation would be advised to list their homes before the snow flies in November.

Detached home sales have increased in Leaside

This month, 20 homes changed hands in Leaside & Bennington Heights which was a 33.3% increase in home sales over last year. There were 13 detached home sales in September, representing a 44.4% increase from the past year’s 9 sales. The average dollar values of those September detached home values remained at $1,801,676.

Year-to-Date Changes

The value of 2016’s year-to-date 120 detached homes was up significantly by 26.3% or $1,700,235 compared to the 95 detached homes that sold in the first nine months of 2015, at a total value of $1,555,956. The 30 semi-detached homes saw a 31.2% gain in average value over homes that traded in the first nine months of 2015.

The highest valued Leaside sale on TREBs MLS so far in 2016 was $2,690,000 for a detached home on Parkhurst. The lowest valued sale was $830,000 for a semi-detached home on Eglinton.

The average size frontage of the 161 sold homes was 30.92 feet in width. The widest range in at a very wide 53 feet and the longest was 200 feet. So far this year, homes have been selling 11.19% above the listed asking price.

As of October 13th 2016, there were 18 homes available for purchase in Leaside, which is up from last October’s 10 homes.
