Leaside-Bennington Heights Summer home values on MLS continued to trend upward again in 2014.

Last 12 months, September 2013 to the end of September 2014, compared to the previous 12 months, September 2012 to the end of September 2013.

Sales Volume Changes

  • All Home Sales – up 10.6%, to 230 sales
  • Detached Home Sales –  up 15.2%, to 182 sales
  • Semi-Detached Home Sales – down 14.9%, to 40 sales

Dollar Value Changes

  • All Home Values – up 8.6%, to $1,346,440
  • Detached Home Values – up 5.3%, to $1,469,377
  • Semi-Detached Home Values – up 10.9%, to $828,408

Monthly Changes

During the month of September 2014, 24 homes changed hands in Leaside & Bennington Heights, which was 41.2% more than the 17 homes that sold in September 2013. The average dollar values of those transactions were up 16.2% to $1,352,908. Detached home sale values are also up by 13.4%, ringing it at $1,497,349 compared to last September. There were 5 semi-detached homes that sold, with an average sale price of $833,500.

Year-to-Date Changes

The value of 2014’s year-to-date 157 detached homes was also up slightly by 3% or $1,472.964 compared to the 126 detached homes that sold in first 9 months of 2013. The 32 semi-detached homes saw a 25.6% decrease in sales activity but a 13.1% gain in average value through to the end of September.

The highest valued sale on TREB MLS so far in 2014 was $3.2 million, for a home in Bennington Heights. The highest 2014 Leaside sale has been $2.7 million in South Leaside. The lowest valued sale was $580,000 for a 2 bedroom, 1 bathroom detached bungalow on Sutherland at Eglinton – Sold for only 83% of the asking price.

The average size frontage of the 197 sold homes was 32.59 feet in width. The widest rang in at a very wide 101 feet (a ravine lot in Bennington Heights) and the longest was 242 feet. (the same ravine lot). So far this year homes have been selling 4.95% above the listed price.

As of October 7th 2014, there were 29 properties available in Leaside. They range from a 2 bedroom semi to a gorgeous detached 4 bedroom, 5 bathroom home on one of South Leasides most coveted blocks, Bessbourough Drive, listed for $2,995,000. There are also two building lots with a combined frontage of 134 feet in Bennington Heights listed at a recently reduced price of $2,900,000. A great development opportunity.
