May Monthly Changes
During the month of May 2014, 32 homes changed hands in Leaside & Bennington Heights, which was 23.8% less than the 42 homes that sold in May 2013. The average dollar values of those transactions were up 22.2% to $1,443,566. Detached home sale values are also up by 21.1% compared to last May. 8 of the 32 homes that sold were semi-detached houses, which had an average sale value of $844,250, up over last May’s numbers by 11.8%.
Year-to-Date Changes
The value of 2014’s year-to-date 87 detached homes was down slightly by 1.2% or $1,494,435 compared to the 86 detached homes that sold in first 5 months of 2013. Semi detached home saw a 21.1% increase in sales activity and a 4.5% gain in average value.
The highest valued sale on TREB MLS so far in 2014 was $3.2 million, for a home in Bennington Heights. The highest 2014 Leaside sale has been $2.7 million in South Leaside. The lowest valued sale was $675,000 for a 2 bedroom, 1 bathroom semi-detached home on Broadway.
The average size frontage of the 107 sold homes was 32 feet in width. The widest rang in at a very wide 60 feet and the longest was 234 feet. So far this year homes have been selling 5.19% above the listed price.
As of June 15th 2014, there were 24 homes available in Leaside. They range from a 2 bedroom bungalow on Sutherland which has been reduced to $699,000 to a gorgeous home on Glenvale listed for $2,195,000.
