The leading Leaside home sale indicators are continuing to trend upward in 2014. A 12 month look at the rolling averages are articulated below.
Sales Volumes Changes
- All Homes Sales – up 9.6%, to 206 sales
- Detached Home Sales – up 3.3%, to 155 sales
- Semi-Detached Home Sales – up 35.3%, to 46 sales
Dollar Value Changes
- All Home Values – up 5.2%, to $1,275,817
- Detached Home Values – up 7.7%, to $1,445,143
- Semi-Detached Home Values – up 5.8%, to $751,910
Leaside Real Estate – January Monthly Changes
In January of 2014, 10 homes changed hands in Leaside & Bennington Heights, which was slightly less than the 11 homes that sold in January 2013. The average dollar value of those transactions was up by 45% mostly due to all 10 homes being detached. In January 2013, 5 of the 11 homes that sold were semi-detached.
The value of the detached homes also grew by 11.9% to $1,633,750 compared to the 6 detached homes averaging $1,460,000 that sold in January 2013
The highest valued sale on MLS so far in 2014 was $2.580 million, for a home in Leaside followed by a $2.550 million in Bennington Heights. The lowest valued sale was $833,000 for a bungalow, a new lot value indicator for a 30’ x 125’ lot on a busy street.
As of February 5th 2014, there were 22 homes available in Leaside. They range from a 2 bedroom semi-detached home on Crofton listed for $649,900 to a beautiful home in Bennington Heights listed for $2,895,000.
