Leaside-Bennington Heights winter home values on MLS continue to trend upward!

Below are the stats over the last 12 months, from November 2015 to the end of November 2016, compared to the previous 12 months, November 2014 to the end of November 2015.
Sales Volume Changes*
- All Home Sales – up 24.2% to 200 sales
- Detached Home Sales – up 29.4% to 154 sales
- Semi-Detached Home Sales – down 5.6% to 38 sales
Dollar Value Changes*
- All Home Values – up 12.3% to $1,597,787
- Detached Home Values – up 8.8% to $1,713,503
- Semi-Detached Home Values – up 19.6% to $1,154,505

Monthly Changes
As we are now into the cooler months, the housing inventory is low, but this is what pushes home values to increase. The fall market, while a busy one, is not quite as robust as the spring. So, those thinking of taking advantage of this year’s market appreciation would be advised to list their homes before the snow flies.
Detached home sales have increased in Leaside
This month, 18 homes changed hands in Leaside & Bennington Heights which is double the amount of sales over last year. There were 12 detached home sales in November, representing a 100% increase from the past year’s 6 sales. The average dollar values of those November detached home values increased to $1,769,942.
Year-to-Date Changes
The value of 2016’s year-to-date 193 homes is up by 13.0% or $1,600,380 compared to the 157 homes that sold in the first eleven months of 2015, at a value of $1,416,508. Of those homes, 37 semi-detached homes saw a 20.2% gain in average value over homes that traded in the first eleven months of 2015.
The highest valued Leaside sale on TREBs MLS so far in 2016 was $2,875,000 for a detached home on Broadway. The lowest valued sale was $800,000 for a town home on Millwood.
The average size frontage of the 193 sold homes was 30.79 feet in width. The widest range was at a very wide 53 feet and the longest was 200 feet. So far this year, homes have been selling 10.78% above the listed asking price.
