All Home Values – up 3.9%, to $996,154
Detached Home Values – up 4.9%, to $1,155,495
Semi-Detached Home Values – up 11.5%, to $847,569
Monthly Changes
During the month of September 2014, 12 homes changed hands in Davisville Village, which was 9.1% more than the 11 homes that sold in September 2013. The average dollar values of those transactions were down 4.1% to $996,984. Detached home sale volumes are down 16.7% and valued at $1,158,160 compared to last September. There were 7 semi-detached homes that sold, with an average sale price of $881,859.
Year-to-Date Changes
The value of 2014’s year-to-date 127 homes was up slightly by 1.8% to $983,629 compared to the 118 homes that sold in first 9 months of 2013. The semi-detached homes saw a 34.1% increase in sales activity and 13.9% gain in average value through to the end of September. Detached homes saw a 20% drop in volume and values were essentially flat at 0.3% over last years numbers.
The highest valued sale on TREB MLS so far in 2014 was $1.915 million, for a new home on Belsize steps from Yonge Street. The lowest valued sale was $667,500 for a 17 foot wide semi on Davisville Avenue that needed a lot of updating.
The average size frontage of the 128 sold homes was 23.49 feet in width. The widest rang in at 45 feet (a triplex on Hillsdale) and the longest was 197 feet (which I sold on Forman Ave). So far this year homes have been selling for an average of 5.81% above the listed price.
As of October 7th 2014, there were 12 properties available in Davisville Village. They range from a 3 bedroom semi in need of renovation on Beslize to 2 new detached 4 bedroom homes which were trying crack the 2 million dollar neighbourhood ceiling.
