Sales Statistics for January 2013
In Leaside and Bennington Heights, home sales in January increased 30% compared to the same period in 2012, climbing to 10 sales in 2013 versus 7 sales last year. However, based on the limited sales the average value of a home in Leaside and Bennington Heights decreased by 24.5% in January to an average sale price of $989,000 in 2013 compared to $1,231,143 in 2012. During the first month of 2013 these homes sold at an average of 101% of the asking price in 24 days.
Leaside has historically seen annual increases in property values, we expect demand to outstrip supply again this spring putting upward pressure on neighbourhood home values.
As of February 20th, 2013, there were 22 homes available in Leaside and 2 in Bennington Heights. Homes range from $650,000 for a Semi on Glenbrae Avenue to a North Leaside home for $2,849,000 on Dividale Drive.
