In December of 2013, only 2 homes changed hands in Leaside & Bennington Heights, which was exactly half the number of homes from December 2012. The average dollar value of those transactions was down by 27.2%. There was only 1 detached home that sold inDecember 2013 compared to 4 in 2012.
Leaside & Bennington Heights year-to-date home sale volumes are also up, from 184 in 2012 to 207 in 2013 — a gain of 12.5%. Detached home sales were flat for the year, however the volume of semi-detached home sales was up by 75.9% in 2013 to 51 homes.It’s been a good year for semi-detached home sales in Leaside.
Year-to-date, Leaside and Bennington Heightshomes have posted an average 2.6% increase in value compared to this time last year.The value of the average home rose to $1,250,638in 2013, up from $1,219,063in 2012. Among the 151 detached homes that sold last year, the average sale price was up 7.6%, coming in at $1,433,242. Semi-detached home values were up 5.9% in 2013, to $749,370 compared to $707,892 in 2012. The highest valued sale on MLS in 2013 was $2.7 million, for a home on Bennington Heights Drive followed by a $1.650 million on Dividale Drive. The Leaside Life newspaper also reported an exclusive sale on Rykert Crescent at over $3 million, reaching a new milestone for the neighbourhood. The lowest valued sale was $515,000 for a semi-detached bungalow on Rumsey Road in June 2013. There were 123 homes that sold for more than a one million dollars in 2013, all of which were detached except for one on Airdrie. This is up by 19 homes compared to 2012’s 104 million dollar homes.
As of January 13th 2014, there were 8 homes available in Leaside. They range from a detached home on Eglinton Avenue East listed for $850,000 to a beautiful home on Rykert Crescent listed for $2,680,000.
