Davisville Real Estate – Homes’ values up 9.2% in 2012
As is typical every year, December 2012 sales volumes were low in Davisville Village. This year however they were 60% lower than the same period last year. A total of 5 homes were sold during December compared to 8 in 2011. With so few sales the averages are easily skewed. That said, the average selling price this past December was $948,500 in 2012 (that’s up 7.7% over last year) and sold in an average of 25 days, for 107% of the asking price.
You’ll be happy to learn the annual sales statistics are in, providing much more insight into our neighbourhood real estate market. In 2012, Davisville Village homeowners saw increased home values adding equity to their properties. Annual home sales were flat in 2012 with a slight increase of 1.6% over the same period last year. 185 Davisville Village homes sold in 2012 versus 182 homes in 2011.
Detached home sales accounted for 58% of the neighbourhood sales, followed by semi-detached homes at 25%. Only 5 bungalows were sold, all went to builders which accounted for 2.7% of the Davisville Village housing inventory. The average value of a home in our neighbourhood rose to $935,334, an increase of 9.2% over the same period in 2011. That’s a very good return on your tax sheltered investment.
