Leaside & Bennington Heights February 2016 Home Sales Statistics

The spring real estate market is about to start. The warm weather will bring an abundance of FOR SALE signs!

Sales Volume Changes*

  • All Homes– down 22.1%, to 173
  • Detached –  down 26.6%, to 130
  • Semis – down 5.3%, to 36

Dollar Value Changes*

  • All Homes – up 8.1%, to $1,423,216
  • Detached – up 9.4%, to $1,571,831
  • Semis – up 18.9%, to $979,734

During the month of February, 14 detached homes changed hands, including 6 bungalows.

Builders Still Love Leaside!

Most of the 6 bungalows had multiple offers on them. They ranged in frontage from 25.5 feet to 42 feet and averaged $1,121,500, or 12% above the asking price. Builders, renovators and end users are still finding value in the land and our great neighbourhood streets.

There were also several 2-storey homes that were in need of renovations but were not tear downs. $1.3-1.6 million seems to be the new normal. A number of heads turned when a North Leaside, 35’ x 135’ tear down sold for over $1.6 million.

Thus far in 2016, the first 24 homes sold went 11% higher on average than the asking price, and in just 11 days.

The highest valued Leaside sale on TREB MLS so far in 2016 is $2.465 million. A beautiful newly constructed home on Airdrie in South Leaside.
