Leaside & Bennington Heights September Home Sales Statistics

Leaside-Bennington Heights Summer home values on MLS continued to trend upward toward the end of 12 Month Rolling Average. Last 12 months, September 2014 to the end of September 2015, compared to the previous 12 months, September 2013 to the end of September 2014.

Sales Volume Changes

  • All Home Sales – down 25.3%, to 171 sales
  • Detached Home Sales – down 28.2%, to 130 sales
  • Semi-Detached Home Sales – down 15%, to 34 sales

Dollar Value Changes

  • All Home Values – up 1.6%, to $1,364,663
  • Detached Home Values – up 3%, to $1,509,632
  • Semi-Detached Home Values – up 3.8%, to $860,007

During the month of September 2015, 15 homes changed hands in Leaside & Bennington Heights, which was 34.8% fewer than the 23 homes that sold in September 2014. The average dollar values of those transactions were up 7.2% to $1,415,407. Detached home sale values are also up substantially by 23.3%, to $1,801,667 compared to last September. This was due to several higher value homes being sold in North Leaside.

Year-to-Date Changes

The value of 2015’s year-to-date 95 detached homes was also up slightly by 2.5% or $1,395,218 compared to the 156 detached homes that sold in first 9 months of 2014. The 28 semi-detached homes saw a 12.5% decrease in sales activity but a 5% gain in average value through to the end of September.

As of October 16th 2015, there were 14 properties available in Leaside, less than half of what was available this time last year. They range from a 2 bedroom semi in North Leaside to a gorgeous detached 4 bedroom, 7 bathroom home in North Leaside on Broadway Avenue listed for $2,688,000.
